12 Questions to Ask a Multi-Family Construction Company Before You Hire

Multi-family construction is one of the most complex project types in commercial real estate. Choosing the right multi-family construction company is often the single biggest factor in whether a project comes in on time, on budget, and to spec.

Before you sign a contract, it pays to ask the right questions. Below are the topics developers, owners, and investors should cover with any general contractor bidding on a multi-family project — plus what a strong answer actually sounds like.

1. How much multi-family experience does your team actually have?

Not every commercial contractor builds apartments, townhomes, or mixed-use residential well. Ask what post-construction support looks like: warranty terms, punch-list resolution timelines, and how the company handles issues that come up after residents move in. References tell you more than a polished portfolio can. Ask for contacts from at least two or three recently completed apartment or mixed-use communities, and ask those references directly about budget accuracy, communication, and whether they’d hire the contractor again.

12. Are you licensed and experienced in my specific market?

Licensing requirements, permitting processes, and labor availability vary significantly by state and even by city. A contractor licensed across multiple states with a track record of building in your specific market will already understand local code requirements, permitting timelines, and the subcontractor landscape — all of which reduce risk on your project.
