This is where the fun starts — and we’ll be with you every step of the way. During the construction phase, we’ll leverage the diverse backgrounds of our project managers and superintendents to ensure your project is done right.
We’ll coordinate a team of reliable and trustworthy subcontractors to ensure timely and efficient construction. Furthermore, we require all subcontractors to submit a prequalification form in order to mitigate the risks associated with commercial construction.
We create bid packages and specific scopes of work tailored to each trade and unique to the project, resulting in more responsive subcontractors, higher-quality proposals, and the elimination of scope gap. We also analyze subcontractor proposals for completeness and interview major trades. In some cases, we may require that subcontractors provide a performance and payment bond to protect both ourselves and the owner.
The project manager will provide continuous support to the superintendents, providing regular master schedule updates and transfering said information to the subcontractors.
We work diligently to manage quality throughout construction by sourcing high-quality materials consistent with the design standards. Our integrated project management tool, Procore, enables organized punchlists that can be assigned to each trade.
We have strict policies and procedures to ensure that each subcontractor carries adequate insurance limits specific to each project and is prepared to shoulder the financial responsibility of any accidents or losses that occur as a result of their work.
Additionally, our payment procedure for subcontracts guarantees the maximum protection against mechanic’s liens and stop notices. We carefully monitor lien waivers to protect the project from encumbrances and the dangers of subcontractor insolvency.
We implement a written safety program that’s administered by our general superintendent and our retained third-party safety consultant. The safety program is approved by our insurance carriers and complies with all applicable federal and state laws.
Our safety consultant will make regular job site visits and written reports, and certain subcontract trades will be required to have job walks by their in-house safety personnel. Additionally, our site superintendent will manage all site construction activities and the surrounding areas indirectly affected by the construction.
We’ll implement the following measures to ensure subcontractor quality, performance, and safety:
Our construction team is committed to partnering with you every step of the way. From the first hole in the ground to the final piece of furniture moving in, we are ready to deliver another impactful project in our community.
